Application Requirements and Process

All applicants over 18 must provide the following:

  1. Supporting Documents (for all applicants and guarantors, if applicable):
    • Two (2) most recent pay stubs.
    • One (1) most recent W-2 or the first two pages of the most recent federal tax return.
    • Current credit report.
    • Valid state or federal ID for all occupants over 18 years.
    • Two (2) most recent bank statements (please redact account numbers for privacy).
    • A reference letter from your current and/or previous landlord, including: their full name, property address and contact information (phone and email)
  2. Proof of Income
    • Annual base income must be at least 40 times the monthly rent.
    • For guarantors (if allowed), annual base income must be at least 80 times the monthly rent.
  3. Background Check
    • All occupants aged 18 and older must complete a background check if approved to proceed by the property owner or their representative.
    • Background checks may include, but are not limited to, criminal history, eviction records, and other relevant information.

Additional Notes:

  • Submission Requirements: All documents must be submitted together in a single email and in PDF format. Screenshots or non-PDF formats will not be accepted.
  • Complete Applications: Applications missing required documents will be deemed incomplete and will not be reviewed until all documentation is received.
  • Guarantors: The presence of a guarantor (if allowed) does not exempt applicants from providing the required documentation. All applicants, including those with guarantors, must submit the necessary paperwork for review. Guarantors are optional and may be used only if the landlord approves the use of a guarantor for the application.
  • Confidentiality: All submitted documentation will be kept confidential and used solely for the purpose of evaluating your rental application.

Important Disclosures

  • Application Review and Approval:
    • The Real Estate Brokerage acts solely as a broker and does not make decisions regarding application approval. All decisions are made by the property owner or their designated representative.
    • Submitting an application and providing all required documentation does not guarantee approval.
    • Timelines for review are determined by the property owner or their representative. The Real Estate Brokerage cannot guarantee a specific timeframe for application decisions.
  • Property Availability:
    • The property will remain on the market and shown to other prospective tenants until:
      • The application is fully approved by the property owner or their representative
      • A security deposit has been received.
    • If an approved applicant fails to provide the security deposit or sign a lease agreement within the specified timeframe, the property owner may choose to void the application.
    • The Real Estate Brokerage is not responsible for any claims related to delays, denials, or voided applications.
